More than 121 square feet: plans, approval and permits required. In most New York cities, counties and municipalities, the maximum size of a shed built without a permit is 144 square feet. Check your local jurisdiction to determine the maximum size of a local shed. Sheds of 144 square feet or less do not require a building permit in New York State.
However, there may still be zoning regulations or other requirements that must be met, such as setbacks caused by property boundaries. A second shed of any size and all sheds larger than 100 square feet require a building permit. Sheds larger than 144 square feet must be located at least five feet (5 feet) from the property boundary. Sheds up to 120 square feet don't require shoes.
For example, installing new kitchen cabinets doesn't require a permit, but contractors must have a home improvement contractor (HIC) license from the Department of Consumer Affairs.
